Step 1 of 3: Equipment
The gable end of a gray-sided house with a thick layer of snow on its roof, with snow-covered conifers behind and snowflakes falling.

Sizing a boiler for this house is not a calculation a contractor runs once and forgets. Homes in Routt County, CO run heat about ten months a year, from September through June. The burner and heat exchanger cycle through nearly the full calendar, which means a unit that was undersized at installation runs harder than it should from the first cold week onward. That extra load accumulates on the ignition system and the heat exchanger seams. A contractor quoting a new boiler here has to establish the actual heat loss of the building before committing to a unit, because a box that is close enough for a mild climate is not close enough here.

An unfinished basement with exposed wood joists, a galvanized sheet-metal duct running along the ceiling, concrete block and poured walls, and a stack of split firewood on the concrete floor with scattered wood debris.

Ductwork laid out for a different era of heating does not always route, size, or seal the way a current boiler system needs. Half the homes in Routt County, Colorado were built in 1993 or earlier (2020-2024 ACS 5-year). A contractor quoting a boiler installation here has to trace what the existing duct runs actually do before a scope takes shape, because what looks like a straightforward swap can require rerunning sections the original layout never anticipated. The electrical service warrants the same look. What the house already has is the first question, and the boiler itself comes after.

What Gets Installed With a New Boiler

Isometric cutaway illustration of a house interior showing a boiler, flue pipe through the roof, radiators in several rooms and orange pipework connecting them.

The boiler itself sits in a mechanical room, basement, or utility closet and is the unit that heats water and sends it out through the system. Alongside it, the expansion tank mounts nearby and absorbs pressure changes as the water heats and cools. A circulator pump, also near the boiler, drives the heated water through the pipes.

Copper or PEX supply and return lines run from the boiler to the heat emitters throughout the house. Those emitters are either baseboard radiators along the lower walls of each room or radiant tubing embedded in the floor. A thermostat or zone controls mount on the wall and tell the system when to run.

The drawing shows a representative layout, and a licensed contractor determines what the configuration looks like in your specific home.
